COMPUTERS AS A CONSTRUCTION TOOL -AN ANALYSIS

COMPUTERIZED COST ESTIMATING IS DISCUSSED FROM THE STANDPOINT OF THE FOLLOWING ESSENTIAL ELEMENTS OF A GOOD CONSTRUCTION ESTIMATING SYSTEM: ACCURACY, UNIFORMITY, RELIABILITY, SIMPLICITY, FLEXIBILITY AND SPEED. COMPUTER APPLICATIONS IN THE CONSTRUCTION COST ESTIMATING PROCESS ARE RECOMMENDED AS A TIME-SHARING SYSTEM. NOT ONLY TIME IS SHARED, BUT ALSO THE CENTRAL PROCESSOR, CORE MEMORY, SECONDARY STORAGE DEVICES AND INPUT-OUTPUT DEVICES. THE USER OF MOST GENERAL PURPOSE TIME-SHARING SYSTEMS ENJOYS THE AVAILABILITY OF BOTH MACHINE AND ASSEMBLY LANGUAGE. IN ORDER TO PRODUCE A CONSTRUCTION ESTIMATE TWO BASIC ELEMENTS OF DATA MUST BE KNOWN. THESE ARE THE ITEMIZED TAKE-OFF AND THE PRICING LIBRARY. THE DEGREE TO WHICH BOTH ELEMENTS CAN BE REFINED WILL DETERMINE THE USEFULNESS OF THE RESULTANT ESTIMATE. OTHER THINGS SUCH AS TIME, DISCOUNT, AND AREA FACTORS CAN ALSO BE BUILT INTO THE PROGRAMS SO THAT THEY ARE AUTOMATICALLY CONSIDERED AND REFLECTED IN THE COMPLETED ESTIMATES. TIME-SHARING SYSTEMS GIVEN EVEN THE SMALLEST CONTRACTOR THE AVAILABILITY OF AN ON-LINE, REAL-TIME ESTIMATING SYSTEM AT A REASONABLE COST.
