Land Use Impacts of Transportation Investments - Highway and Transit
This chapter explores the relationship between transportation and land use. It examines the theoretical basis for expecting transportation to in influence land use, and it determines the extent to which such impact can be documented. It should be noted that the primary focus of this chapter is the impact of transportation on land use, not the impact of land use on travel or transportation. Many researchers are exploring how the spatial structure of metropolitan areas affects travel behavior and they are particularly interested in whether higher density, mixed-use neighborhoods promote motor use of public transport and non-motorized modes. The remainder of the chapter begins with a brief description of factors to considering when examining land use impacts of transportation investments. The next section describes, in the context of accessibility, the conceptual relationship between transportation and land use. The third section reviews the major theories that have been developed in order to explain transportation—land use relationships and the fourth section summarizes the empirical evidence, and discusses some specific case studies, and draws conclusions based on these findings.
