BRICK CONDITION OFFERS EASY GUIDE TO MAINTENANCE NEEDS

A new condition index for clay brick masonry will comprise part of an evolving engineered management system (EMS) called BUILDER. EMSs systematically use engineering technology and expert opinion to manage the maintenance and repair of facilities. They provide the manager with a decision support tool to decide when, where, and how best to maintain facilities and their key components. When completed, BUILDER will contain several modules that address the different systems of a building. However, the clay brick masonry condition index (BMCI) can be used alone in its current form to determine maintenance, repair, or rehabilitation needs for a building's exterior surfaces. It can be applied to all clay brick masonry exterior surfaces ranging from multiple wythe load-bearing walls to single wythe brick veneers.
