TWILIGHT OF AN ERA A NEW VALUE FOR SERVICE STATIONS

A victim of overbuilding and, most recently, the energy shortage, the gasoline service station is undergoing change. The author notes that the requiremnts of the motoring public also are undergoing change. Likewise, the market for service station sites and improvements has changed with the discovery of alternative uses for such properties. In this article, the author describes the future service station, reveals the factors affecting value trends, and discusses the various appraisal methods and techniques to be used in appraising this special-purpose facility. He points out that alternate uses for service station sites provide the apprasier with more and better market data on comparable sales, and that appraisal methods and techniques used in appraising the gasoline service station must relect not only the physical condition of the property, but also the existing economic conditions in the marketplace.
