The Downtown Seattle Transit Project (DSTP) requires that two main downtown streets over the subway alignment, Third Avenue and Pine Street, be completely reconstructed from property line to property line under the Surface Improvements Program. Unfortunately, in the 18 downtown blocks to be restored, 23 sidewalk areaways, providing basement access for loading and unloading supplies and additional floor space for storage or business, were affected. This article discusses how Seattle identified and resolved these areaway conflicts. Four basic solutions to areaway problems are to maintain the existing structure, eliminate the space, reconstruct the roof structure, or avoid it completely. All of these solutions were employed in Seattle.
