THE EFFECT OF RAPID TRANSIT ON PROPERTY VALUES

HISTORICALLY, ANY MODE OF TRANSPORTATION HAS HAD A BENEFICIAL EFFECT UPON PROPERTY VALUES. THE IMPACT OF THE SAN FRANCISCO BAY AREA RAPID TRANSIT DISTRICT IS NO DIFFERENT. THE AUTHOR HAS BEEN ASSOCIATED WITH BART SINCE ITS INCEPTION. HE DESCRIBES HOW BART WAS CONCEIVED AND DEVELOPED - TOUCHING UPON ITS FINANCING, ITS SOCIAL THRUST AND THE AESTHETIC GUIDELINES FOLLOWED IN IMPLANTING THIS TOTALLY NEW MODE OF TRAVEL UPON AN EXISTING AND LONG-ESTABLISHED LOCALE. ALTHOUGH A DOLLAR AMOUNT HAS YET TO BE AFFIXED TO THE ENHANCEMENT OF PROPERTY VALUES THROUGHOUT THE BAY AREA RAPID TRANSIT SYSTEM'S 75 MILE-NETWORK, SIGNIFICANT CHANGES IN CERTAIN LOCALES - BOTH FROM A PLANNING AND PROPERTY DEVELOPMENT SENSE - HAVE BEEN RECORDED. /AUTHOR/
