SPATIAL AND TEMPORAL EFFECTS IN RESIDENTIAL SALES PRICES

AN ANALYSIS OF SUBURBAN CAMDEN COUNTY RESIDENTIAL SALES PRICE DATA DRAWN FROM TIME PERIODS BOTH BEFORE AND AFTER THE OPENING OF THE PHILADELPHIA-LINDENWOLD HIGH-SPEED LINE IS PRESENTED HERE. TO ASSESS THE EXTENT OF THE IMPACT UPON HOUSING PRICES OF THE INTRODUCTION OF A MODERN SUBURBAN RAPID TRANSIT SERVICE, A TWO-WAY UNBALANCED ANALYSIS OF VARIANCE MODEL IS ESTIMATED WITH RESIDENTIAL SALES PRICE DATA. INFLATIONARY AND TIME STABLE NEIGHBORHOOD EFFECTS ARE ACCOUNTED FOR IN THIS MANNER. THE FIRST TERM OF THE SINGULAR DECOMPOSITION OF THE INTERACTION MATRIX SUMMARIZES THE INTERACTION, AND MAY INDICATE THE NATURE OF THE IMPACT. SINCE THE RESIDUALS FROM THE ADDITIVE MODEL ARE TOO DISPERSED AND NEGATIVELY SKEWED TO BE NORMALLY DISTRIBUTED, THE APPLICATION OF OUTLIER-EDITING AND ROBUST ESTIMATION PROCEDURES IS DISCUSSED. /AUTHOR/
