FACTORS INFLUENCING LAND DEVELOPMENT-SUBDIVISION DEVELOPMENT STUDY-INTERSTATE 71-FRANKLIN COUNTY

WHAT HAPPENS WHEN A LIMITED ACCESS FREEWAY IS BUILT THROUGH AN URBAN AREA PRIOR TO SUBDIVISION DEVELOPMENT IS EXAMINED. SIXTEEN SUBDIVISIONS IN THE NORTHERN PART OF COLUMBUS WERE USED AS THE BASIS FOR THIS STUDY; NINE OF THE SIXTEEN WERE ADJACENT TO INTERSTATE 71. THE FACT THAT A SUBDIVISION WAS LOCATED NEXT TO THE FREEWAY DOES NOT SEEM TO INSURE OR IMPEDE SUCCESS. THE LOCATION OF THE SUBDIVISION IN THE STUDY AREA IN REGARD TO DRIVING TIME TO THE C.B.D. DOES NOT INFLUENCE SUCCESS. THE DEVELOPER HAD LITLE DIFFICULTY SELLING THE LOTS ALONG THE FREEWAY FOR THE SAME PRICE AS CORRESPONDING LOTS IN THE INTERIOR OF THE SUBDIVISIONS. IN GENERAL, THE DEVELOPERS FELT THAT THE IMPERSONAL NATURE OF THE FREEWAY AND THE EFFECTIVENESS OF INSULATED WINDOWS AND AIR CONDITIONING INFLUENCED PEOPLE TO BUY OR BUILD ADJACENT TO THE FREEWAY. /AUTHOR/
