INFLUENCE OF POPULATION, SALES, AND EMPLOYMENT ON PARKING

AN ANALYSIS OF REPORTS OF PARKING STUDIES MADE UNDER SIMILAR PROCEDURES IN 58 CITIES DISCLOSES SOME EMPIRICAL RELATIONSHIPS BETWEEN THE VOLUME OF PARKING IN THE CENTRAL BUSINESS DISTRICT AND SUCH ECONOMIC CHARACTERISTICS OF THE CITY AS POPULATION, EMPLOYMENT, AND RETAIL STORES. A SECOND ANALYSIS OF THESE PARKING STUDIES INDICATES THAT A DEFINITE RELATION EXISTS BETWEEN THE POPULATION OF A CITY AND THE NUMBER OF PARKERS PER MILLION DOLLARS OF RETAIL SALES IN THAT CITY. THIS NUMBER TENDS TO BE LESS IN CITIES WITHIN CLOSE PROXIMITY TO ANOTHER LARGER CITY OR WHERE INDUSTRY IS DOMINANT IN THE ECONOMY OF THE CITY. THE FACTOR FOR NUMBER OF PARKERS IN OTHER CITIES TENDS TO BE LARGER WHERE RETAIL TRADE AND RESORT AREA SERVICES ARE DOMINANT IN THE ECONOMY OF THE CITY. USING THESE TWO RELATIONSHIPS, THE VOLUME OF PARKERS IN 16 CITIES WAS ESTIMATED WITHIN REASONABLE LIMITS OF ACCURACY TO THE ACTUAL NUMBER OF PARKERS FOUND BY FIELD OBSERVATIONS. THESE EMPIRICAL RELATIONSHIPS SUGGEST THAT METHODS OF MAKING PARKING STUDIES FOR SOME PURPOSES CAN BE DEVELOPED AT A CONSIDERABLE SAVING IN COST AND TIME AND THAT SIMILAR RELATIONSHIPS MAY BE FOUND WITH RESPECT TO TRAVEL ON CITY STREETS. /AUTHOR/
