PARKING DEMAND OF DIFFERENT LAND USES-A CASE STUDY

CONNAUGHT PLACE, A BUSY RETAIL AND OFFICE AREA IN NEW DELHI, HAS EXPERIENCED A 100% INCREASE IN PARKING DEMAND OVER THE PAST 8 YEARS. AS STREET WIDENING WILL ELIMINATE NEARLY A THIRD OF THE ON-STREET SPACES BY 1981, A STUDY WAS UNDERTAKEN TO RELATE PARKING REQUIREMENTS TO LAND USE FOR THE PURPOSE OF DETERMINING THE OVERALL SPACE PROVISION FOR THE CONNAUGHT PLACE CBD. THE OBJECTIVES WERE TO DETERMINE THE AREA COVERED BY EACH LAND USE (IN GROSS FLOOR AREA), TO DETERMINE THE PARKING DEMAND OF EACH LAND USE FOR THE DESIGN YEAR (1981), AND TO ESTIMATE TOTAL PARKING DEMAND. PRACTICES AND STANDARDS IN OTHER COUNTRIES ARE REVIEWED. WHERE IT IS NOT FEASIBLE FOR A BUILDING TO PROVIDE ITS OWN PARKING, IT IS SUGGESTED THAT A FEE BE LEVIED AGAINST EACH DEFICIT SPACE TO OFFSET THE COST OF A SPACE IN A PARKING LOT OR GARAGE. IT IS RECOMMENDED THAT 4668 SPACES BE PROVIDED FOR THE 5,909,000 SQUARE FEET OF MIXED-USE DEVELOPMENT (RETAIL, OFFICE, SOCIAL, AND RESIDENTIAL) CONTEMPLATED IN THE DESIGN YEAR.
