PERIODIC MAINTENANCE OF PARKING LOT SURFACES

DETERIORATION OF CONCRETE PARKING LOT PAVEMENT RESULTS FROM THREE MAIN CAUSES: WEAR, JOINT PROBLEMS, AND SURFACE SPALLING DUE TO CHEMICAL ATTACK AND FREEZE-THAW ACTION. ALL JOINTS AND CRACKS SHOULD BE INSPECTED AT LEAST ONCE A YEAR. PREVENTIVE MEASURES AGAINST CHEMICAL ATTACK AND FREEZE-THAW DAMAGE ARE RECOMMENDED ONLY FOR OPERATORS OF PARKING LOTS WHICH UNDERGO MANY FREEZE-THAW CYCLES EACH YEAR OR WHERE ICE CONTROL CHEMICALS ARE USED OFTEN EITHER IN THE PARKING LOT OR ON ADJACENT PUBLIC ROADS. THERE IS NO ONE BEST WAY TO MAINTAIN AN ASPHALT PARKING LOT. EACH LOT IS UNIQUE AND EACH REQUIRES VARYING AMOUNTS OF THE THREE MAJOR TYPES OF MAINTENANCE: CRACK SEALING, SMALL AREA PATCHING, AND RESURFACING. EXAMPLES ARE GIVEN OF MAINTENANCE METHODS. /AUTHOR/
