Assessment of Residential Location Satisfaction in the Lisbon Metropolitan Area

The aim of this paper is to examine the perception of households towards their residential location considering several land use and accessibility factors as well as household socioeconomic and attitudinal characteristics. This study was developed for the Lisbon Metropolitan Area (LMA) as part of a broader study that intends to assess, model and develop a performance evaluation framework of land use and transport interaction in order to design policies for the urban revitalization leverage. The paper was developed based on an internet survey that was designed to obtain data on residential location and mobility choices of households, trying to depict the main drivers that are leading to urban sprawl within LMA. The paper presents a Structural Equations Model (SEM) for analyzing the interaction of the different factors that affect residential area satisfaction. The results suggest the existence of self selection of residential location choice derived from socioeconomic and attitudinal variables. The model confirms the relevance of the urban environment quality as the main driver to residential area satisfaction and a neglectable affect of accessibility compared with the prior. These results show the need of considering improvements on environmental conditions of central and denser areas towards urban revitalization.
