SOME ECONOMIC EFFECTS OF THE SUBURBAN PORTION OF NORTH CENTRAL EXPRESSWAY, DALLAS, TEXAS
A STUDY WAS CONDUCTED TO DETERMINE THE INFLUENCE OF A RADIAL FREEWAY UPON A SUBURBAN AREA OF OPEN LAND AND UPON A SMALL TOWN WHOSE TRAVEL-TIME-DISTANCE FROM DALLAS CBD IS APPROXIMATELY HALVED. A BEFORE (1946-1951) PERIOD AND AFTER (1952-1960) PERIOD WAS USED TO DETERMINE CHANGE IN USE AND VALUE OF LAND AND TO ANALYZE THE EFFECT OF IMPROVED ACCESS UPON THE SMALL RURAL TOWN. THE SMALL TOWN WAS COMPARED WITH OTHERS OF ITS CLASS. LAND VALUE (IN UNADJUSTED AND CONSTANT DOLLARS), ABUTTING VS NON-ABUTTING LAND, LAND USE, POPULATION GROWTH, RESIDENTIAL BUILDING PERMITS, MANUFACTURING, AND BANK DEPOSITS WERE THE VARIABLES. IT WAS CONCLUDED THAT CONSTRUCTION OF THE EXPRESSWAY INCREASED LAND VALUE MORE FOR ABUTTING PARCELS THAN FOR NON-ABUTTING. THIS CONSTRUCTION ALSO APPROXIMATELY EQUALIZED VALUE OF UNDEVELOPED LANDS. /WU/
