Sealcoat or Pave?
Property owners and managers often face the dilemma of whether to repave or sealcoat old, worn asphalt driveways and parking lots. This article provides some guidelines that pavement maintenance contractors can use to help their customers decide which pavement maintenance option best suits their needs and property. The ultimate decision on whether repaving or sealcoating is preferable depends on many factors, including climate, pavement damage and cost considerations. Regular sealcoating can substantially extend service life and make any later repairs easier and less expensive. Sealcoating, after repairs are made, should be reapplied every two or three years as preventive maintenance. A driveway or parking lot that has severe deterioration, deep wide cracks, subsided depressions and numerous potholes should be repaved with an asphalt overlay. Even when asphalt is maintained properly, an asphalt overlay will be needed every 20-25 years.
