Differential Rent of Productive Land and Transport Policy Analysis

A theoretical model of differential rent transfer on productive land is derived in this paper. The framework of the model is an extension of a graphical analysis of location and production equilibrium for a competitive firm. Given that equilibrium has been established, the central area of concern is redirected away from the concept of location/production equilibrium to the emergent rent pattern on productive land. The main objectives of this paper are to: (1) assume a location/production equilibrium for a competitive producer, and to derive an expression for differential rent on productive land for a highly abstracted location situation; (2) depart from the initial simplified locational situation and to address some specific areas of concern; and (3) relate the theoretical results of the model to observations obtained from a limited study of a specific urban area. The mathematical relationship presented in this paper is essentially one component of a larger theoretical construct for differential rent transfer on residential and productive land. It is a theoretical construct that should serve as an effective tool for the evaluation of alternative transport policies.
