PARKING CASH IN NICHE PROPERTIES

This article addresses the economic benefits of a real-estate portfolio approach to parking structures. In order to become profitable, the article outlines the main components of such an investment to include functionality, maintenance, and the rehabilitation of older structures. Although the history of ownership of parking structures has been private, newer and larger companies have emerged from merging and acquiring between smaller private owners. Despite the convention of private ownership, somewhat unstable taxation, interference from public works projects, and the need for constant monitoring of the asset, the article outlines why such structures can be lucrative. The article relates that the key advantage to these investments is their ability to react instantly to market trends by the flexibility of fees that the operator collects.
