OFF-AIRPORT PARKING : OPPORTUNITITES TO PURSUE, EXPENSIVE LESSONS TO AVOID

This article discusses some of the core competencies required for successful off-airport parking operations. In addition to standard basics such as operations, personnel hiring, training and management, cash controls, insurance, property maintenance, and financial reporting, they are marketing, operating a bus fleet, handling airport relations, start-up skills and lease negotiations. To attract customers can cost from four to 10 percent of revenues to capture their business before they start their journey to the airport. Short- term and long-term marketing strategies can be combined. Discounts can also lure business and can be tailored to the customer. Guaranteed spots, frequent parker programs and express treatment for registered customers are other ways to attract business. Third-party Web sites are costly but can be a source of generating first-time customers. The other topics include insurance rates for buses, costs of purchasing them versus leasing, and understanding how many monthly customers are required to support a venture. Finally, as an investment, off-airport lots resemble past urban parking operations in the 1950s or 1960s, where a sole owner can build business equity with just a few well-managed properties.
