THE APPLICATION OF SUBDIVISION ANALYSIS IN ESTIMATING MARKET VALUE OF RAW LAND ACREAGES FOR CONDEMNATION PURPOSES
If the Direct Comparison Method for estimating fair market value of bulk acreages does not reflect a realistic market place value, then Market Place Analysis, such as Economic Analysis, would be used for lands which are subdivision potentials. Subdivision Analysis is a study of all factors which a land developer would investigate to determine if tract of land is suitable for a subdivision. This commentary on the refinements relevant to Subdivision Analysis is divided into several parts: I-Valuation concepts; II-Market Considerations; III-Legal Aspects; and IV-Practical Factors.
