DESIGN CONTRACTS: CHOOSING THE CONTRACT THAT BEST FITS YOUR NEEDS

The selection of the proper contract type can be of critical importance to the financial success of a project. Often, the contract negotiation phase is the most important stage in determining whether a project will be profitable. Design professionals generally have a particular contract type they prefer, and they try to negotiate this type with their clients whenever possible. This article describes some of the most common contract types and the advantages and disadvantages of each. Contract types include time and materials, lump sum, cost plus fixed fee, multiplier times salary, percentage of construction cost, and value of service.
