UNDERSTANDING THE RISKS OF DESIGN/BUILD
Under the design/build project delivery method, the design/builder accepts the total responsibility for managing, directing, and coordinating the design and construction, including the responsibility for construction means, methods, techniques, sequences, procedures, and jobsite safety. His/her liability, therefore, encompasses that of both the design professional and the contractor. On any project, design/builders need to decide how much risk they are willing to accept. Once the risks of a potential project are understood, informed decisions can be made about whether or not to pursue the project. Depending on their role, they may need to consider the following types of insurance coverage: professional liability, general liability, workers' compensation, real and personal property, inland marine, builder's risk or course of construction, automobile, and bid, performance, and payment bonds.
