PARKING FACILITIES FOR ALTERNATIVE USES

Multistorey car parks are increasingly used in busy central districts, but owing to the dynamic nature of urban planning it may be necessary to make preparations for future changes in use. Clearances must be increased to conform to standards for offices and dwellings, and must also be adequate to allow elimination of gradients. Beams must be designed for higher loads. In the case of parking structures deeper than two aisles, light wells should be provided at the outset to cater for future daylight requirements. It is shown that the sum of overall production cost for the car park and the conversion costs is no more than the cost of producing an office building and may be 12% cheaper, depending on standards, while in the case of residential buildings the extra cost is 30-40%. The cost of allowing for future conversion in the design is about 4%. The possibility of conversion would have a favourable effect on the depreciation period for a multistorey car park, and would also make for greater flexibility in traffic planning. /TRRL/
