ESTIMATING THE LIFE EXPECTANCY OF FACILITIES
A model is presented and the procedures are described which predict the expected remaining life of facilities (LEF). The original model which used the concept of a weighted average is detailed. The revision of this model is described. A procedure was developed to assist in using condition ratings to estimate the expected remaining life of a building. The results are given of the testing of the LEF model on eight buildings. Further revisions of the model involved the re-examination of component selection, component lives, relative component costs, and the applicability of the model to a variety of building types. The approach described which requires a more detailed level of information on a "per-facility" basis than currently exists, minimizes personal bias by forcing evaluators to examine the principal components of all facilities.
