JOINT DEVELOPMENT AT TRANSIT STATIONS. FROM THE BOOK TRANSIT, LAND USE & URBAN FORM

From the wide range of approaches and activities that can be seen in joint development efforts around the country, some common threads of advice emerge: (1) Do not underestimate land acquisition requirements. (2) Given a choice, try for co-development with original transit line or station construction. (3) Design/build with flexibility/adaptability to accommodate future modifications and access connections. (4) Get the collective "public act" together for joint development negotiations. (5) Consider each station separately for joint development. (6) Seek a percentage of gross, not net, revenue for participation rights in addition to establishing straight rent/lease revenues with developers. (7) Expect and accept nothing less than a quality productive public enterprise.
