THE FUNCTION OF THE SHOPPING CENTRE "OOSTERHOF" RE-ASSESSED

The "oosterhof" shopping centre located on the North eastern periphery of Rotterdam, near to capelle aan de ijssel, was opened in September 1984. Shortly afterwards, i.e. In December 1984, a survey into its function was held. However, the shopping centre had only been recently opened. A definite opinion in this matter would therefore have been premature. That is why we have repeated the survey 2 1/2 years after the opening. The results have been compared with those of the earlier survey. The report deals first of all with the numbers and characteristics of the visitors. An important issue is the nature of the visits. For example: which establishments were visited, what was the primary purpose or destination, which sorts of articles were bought? Attention is also paid to the range of the shopping centre (for example its influence on nearby employment) and to traffic generation (for example: parking demand). Finally the visitors' spendings in the centre are transformed into cash flows to the centre, from both the residential and the shopping areas in the neighbourhood. These estimates are then related to forecasts made beforehand by the Netherlands economic institute.(a)
