JOINT DEVELOPMENT: MAKING THE REAL ESTATE-TRANSIT CONNECTION
The research on which this publication is based was initiated in 1977. At that time, there was little enthusiasm in either the public or private sectors about the potential of transit-related real estate development. In the short time since 1977, however, there has been a marked acceleration of interest in what is now commonly called "joint development." The spreading news of a few successful joint development projects, like The Gallery in Philadelphia, and the private sector's increased interest in central city commercial investments have contributed to this change. There is also a growing realization that the difficulties of joint development can be overcome through carefully designed public/private cooperative arrangements formulated and carried out by persons well qualified in the real estate development and management fields. Finally, public officials are beginning to accept the idea that joint development concepts must be addressed early in the transportation planning process if the potential benefits of transit on real estate development are to be fully realized. This book is structured around several case studies of projects which provide good object lessons. It is intended to help future joint development efforts through the insight and experience of persons who have participated in developing existing projects.
