ROAD TRAFFIC AND THE VALUE OF HOUSING PROPERTIES

Average daily traffic volume has a significant impact on the market value of single family housing units alongside the road. This study estimates the decrease in value to be of the order 0.8% per 1000 ADT. The data used are sales price and property characteristics for 249 housing units sold in Oslo during January-May 1984. The analysis is done by standard regression technique on a hedonic price model for property values. The results are consistent with those obtained in other studies aimed at estimating the impact of road traffic noise on property values. Apart from giving a basis for estimating environmental costs of road traffic, the results of the study may also be used for public assessment of property values.
