APPRAISAL OF GASOLINE SERVICE STATIONS
This article discusses the various methods employed in appraising gasoline service stations. Using annual gallonage as a basis of appraisal is considered to be unacceptable and unreliable. An acceptable method is using the present lease, if an oil company or other responsible person or corporation is leasing the property, as a basis for estimating market value. Sales of leased stations to investors form a good basis for a market data approach to this type of property. The cost approach is the most generally accepted for the evaluation of a company or owner-occupied station. In this approach, comparable sales of service station land must be used to arrive at a value for the subject land used for a service station.
