SHIFTING PATTERNS OF URBAN RETAILING: AN ANALYSIS OF RETAIL FIRM CLOSURE
The process by which retail establishments close is examined. A model of closure is proposed, and a relatively simple, econometrically estimable form is developed. Data for retail establishments for 1975 and 1977 is used to operationalize the model. These data provided by Dun and Bradstreet Inc., include virtually all establishments in the Boston metropolitan area as of December 31, 1975 and 1977. The basic model treats closure of a firm in the two year interval spanned by these data as a discrete event. Using a model that closely parallels discrete choice models now widely used in travel demand analysis, the probablity of an establishment closing is represented as a function of the establishment's attributes and those of its competition.
