A Study on the Changes of Shopping Malls nearby Railway Station in Tokyo
東京における駅前商業地の成長・衰退に関する研究
Shopping malls nearby stations are good for global environment because of less dependence on car traffic. In Japan, this type of malls had been popular through rapid economic growth in the post world war 2 period, but the actual conditions of them are not clear under recent market circumstances. This paper deals with the actual conditions of shopping malls in Tokyo, in relation to consumer behavior. Consumer behavior is changeable, and its changes, especially changes between comparison goods and convenience goods, may lead some changes on shopping malls. 駅前商業地は自動車依存度が低いという意味で地球環境にやさしい。日本では、第二世界大戦以降の高度経済成長期に駅前商業地は発展してきたが、最近の市場環境の下でその実態は必ずしも明確ではない。本研究は、東京の駅前商業地の実態を、消費者行動と関連させて把握するものである。消費者行動は変化しやすく、とりわけ買回品と最寄品の選択に関する変化は、駅前商業地に変化をもたらすと思われる。
