IMPACT OF NEW INDUSTRIAL SITES ON COMMUTER TRAVEL PATTERNS

BASED ON A FRAMEWORK OF THE MAJOR FORCES OF INDUSTRIAL- RESIDENTIAL LOCATION, A SIMPLE OPPORTUNITY MODEL IS PRESENTED. THIS MODEL ATTEMPTS TO PREDICT AND SIMULATE THE READJUSTED PATTERN OF COMMUTER TRAVEL, CHANGED BY THE INTRODUCTION OF A PROPOSED INDUSTRIAL SITE. AN EMPIRICAL APPLICATION OF THE MODEL TO AN INDUSTRIAL PARK IN THE CITY OF WINNIPEG IS REPORTED. THE METHOD IS BASED ON THE ASSUMPTION THAT WORK TRIPS LENGTHEN ONLY IF THE COMMUTER FAILS TO FIND A SUITABLE JOB NEARER AT HAND. IN TRAVELING GREAT DISTANCES TO WORK THE COMMUTER YIELDS COMPETITIVE ADVANTAGE TO JOB SEEKERS WHO DO NOT HAVE TO TRAVEL AS FAR. IN TIME THE LOSS OF COMPETITIVE ADVANTAGE WILL BE EXPRESSED BY EITHER A HOME RELOCATION TO A SUITABLE RESIDENTIAL DISTRICT OR A NEW JOB. /DOT/
