DAMAGES DUE TO RESTRICTION OF ACCESS TO SERVICE STATIONS - CAUSE AND MEASUREMENT
A SEQUEL TO A PREVIOUS ARTICLE BY THE AUTHOR PUBLISHED IN THE DECEMBER 1969 ISSUE OF RIGHT OF WAY CONCERNING APPRAISAL OF EXISTING SUCCESSFUL SERVICE STATIONS IS PRESENTED. IN THE FIRST PAPER AN APPROACH TO VALUE WAS OUTLINED FOR THE SUCCESSFUL STATION WITH NO SALES OF COMPARABLE SUCCESSFUL SITES AS A BASIS OF COMPARISON. ON THE BASIS OF EXPERIENCE IN APPRAISAL OF OIL STATIONS AFFECTED BY PARTIAL TAKING FOR HIGHWAY RIGHT OF WAY PURPOSES, AN APPROACH TO MEASUREMENT OF DAMAGES DUE TO REQUIRED STATION REARRANGEMENT IS DEVELOPED. PLANS OF REARRANGEMENT ARE REQUIRED TO FIT NEW CURB OPENING REQUIREMENTS WHICH IN TURN AFFECT TURNING RADIUS FOR CUSTOMERS. THE PLAN OF MEASUREMENT IS SET FORTH. /AUTHOR/
