THE CHALLENGES IN THE GEOTECHNICAL DESIGNING OF KIVIKKO INDUSTRIAL AREA IN HELSINKI

In Helsinki there is an increasing need for suitable lot area for small-scale industry. To ease this problem the City of Helsinki has made plans for a new 23 ha industrial area which will be situated in Kivikko in North-East Helsinki. However, in the geotechnical point of view the area is multi-problematic. Remarkable ground improvement works have to be done before the lot area can be rented out to private entrepreneurs. Approximately 10 ha of the area is situated on hilly rock and moraine land. The rest of the area is peat land on top of underlying layers of soft clay. The maximum thickness of soft peat and clay is 20 m. In most parts of the new area the topmost soil layer is contaminated with lead. The building of the hilly rock area requires massive earth cutting and blasting. On the other hand, in peat and clay area the planned street level is 1.0 to 2.5 m above the existing soil surface. In the soft area buildings will be constructed on piles. To decrease the costs of ground improvement of peat and clay, a long term settlement of 300 mm is permitted on the lots. Also a new combination of different ground improvement methods is needed. Different combinations of mass stabilization, mass and column stabilization and preconsolidation with embankments will be used. Also mass balance is taken into consideration. All materials needed for filling and for embankments is reached from the Kivikko area by crushing the blasted stone. Practical experience of the designing and execution of both mass stabilization of peat and mass stabilization combined with column stabilization has been gained from small scale test projects. The test fields were built to Kivikko area during summers 1999 and 2000. The first test in 1999 was partly financed by the European Union. The prebuilding of the area in large scale will begin in spring 2002. The cost estimation of the prebuilding works of the whole area is over 13 million euros. This paper presents the geotechnical designing of the Kivikko industrial area and the technical and economical advantages reached with mass stabilization.
